			<title>Residents To Meet August 16th At Main Pool</title>
			<link>http://www.mycrossoakranch.com/index.php/20080814192/News/Community/Residents-To-Meet-August-16th-At-Main-Pool.html</link>
			<description>
The Cross Oaks Ranch Advisory Council will be holding a meeting at the main pool on Saturday 8/16/08 at around 5p.m. Please come out and sign up for the RAC and get involved in taking back our community and moving it forward! This is an oppurtunity to come out and meet your fellow residents who are banding together to tackle the neglect and abuse of authority by the current developer run board of directors.

In addition to signing up for the RAC there will be sign-ups for the following resident run committees:

Youth
Crime Watch
Landscape
Pool
Social
Parking
Health   Fitness

The Board recognized these committees we proposed to them just prior to 8/1/08 and has agreed to our request we put together budget proposals for FY2009. We are determined to make sure they keep their word and fund these groups and do not stand on the excuse that we're practically broke with $950.00 in the bank they gave us on 7/17/08. We must let them know that it is completely unacceptable to back out of this or think they have shut us up with a bogus promise they don't intend to keep.

If you have experience in writing applications for state and federal grants WE NEED YOUR HELP!! We will be attempting to get Americorps involved out here along with other organizations like the Boys Girls Club of America. The focus being on creating sustainable programs in the community for our kids and get them involved in their community. They need to understand they have ownership here too and this is not someone elses community that's getting vandalized it's THEIR'S too! Lets put idle hands and minds to work for thier benefit and ours.

PLEASE COME OUT AND HELP US HELP YOU! NONE OF US CAN AFFORD TO SIT ON THE SIDELINES AND WAIT TO BE PICKED OFF BY THE NEXT ROUND OF LIENS, FINES AND LACK OF SECURE AMENITIES!!

WE CAN AND WILL TAKE BACK OUR COMMUNITY AND MAKE INTO THE NEIGHBORHOOD WE WERE PROMISED WHEN WE MOVED OUT HERE!! SEE YOU SATURDAY!!!

Earl Sanders,
RAC President, concerned resident

This community is making an attempt to recieve answers to its questions about the declared mismanagement allegations that were waged by representatives of Marlin Atlantis against previous management company CCMC - Capitol Consultants Management Corp. and to understand what level of mismanagement has occured, and what actions are being taken by our Board of Directors to correct the issues within our community.

			<title>Residents Demand Resignation Of Marlin Atlantis Exec and Board Member Steven Maglisceau</title>
			<link>http://www.mycrossoakranch.com/index.php/20080805189/News/Community/Residents-Demand-Resignation-Of-Marlin-Atlantis-Exec-and-Board-Member-Steven-Maglisceau.html</link>
			<description>
The following letter has been sent to the Chief Executive Officer and Executive Office Team of Marlin Atlantis, of which, all serve as the Board of Directors for the Cross Oak Ranch Homeowners Association:

To The Chief Executive Staff Of Marlin Atlantis,

This email serves to your executive team as advanced notice of an upcoming request by the homeowners of Cross Oak Ranch, in North Texas for the immediate resignation of Steven Maglisceau, as well as a public apology from your company for his actions in our community on Sunday, July 13, 2008 when he was observed dumping on the properties of Cross Oak Ranch by both a COR Builder, as well as Oak Point Police Department.

It has become clear to residents that the Cross Oak Ranch Homeowners Association, of which John Marlin serves as President, refuses to comment or apologize for the actions of his own employee, and Cross Oak Ranch residents now make a public demand for Mr. Maglisceau&amp;rsquo;s immediate dismissal or resignation, and a written apology sent to every homeowner in the Cross Oak Ranch community by mail no later than August 15, 2008.

Mr. Maglisceau&amp;rsquo;s actions were not only an additional slap in the face of residents of our community, but were a violation of Texas State Law. It is common knowledge that the ONLY reason that charges were not filed, were because of his position not only as a member of the Operational Team of Marlin Atlantis, but his position as an Executive Officer on the Cross Oak Ranch Homeowners Association Board of Directors.

We have requested comment on several occasions from Kevin Scott as well as Mr. Maglisceau and those requests for explanation and apology have been completely and entirely ignored. Since there has been no answer to those requests, the time has come for a demand of his resignation and anything less will be unacceptable by our community.

Please notify us by email of your intent to follow through with the request of the homeowners in our community.

Sincerely,

Robert J. Hantson
Resident / Member
Cross Oak Ranch Resident Advisory Council

			<title>Developer and HOA Executive Board Member Caught Dumping</title>
			<link>http://www.mycrossoakranch.com/index.php/20080716188/News/Community/Developer-and-HOA-Executive-Board-Member-Caught-Dumping.html</link>
			<description>Developer and HOA Executive Board Member Steven Maglisceau of Marlin Atlantis Caught Dumping By Builder and Police In Cross Oak Ranch

(Cross Roads, Tx) Oak Point Police were called in to investigate a suspicious vehicle dumping trash in the Lakes At Cross Oak area of the Cross Oak Ranch sub-division early Sunday morning.

The initial report was called into local authorities around 11am Sunday morning by Cross Oak Ranch resident and Twinmark builder Joe Crowley. Upon further investigation by Oak Point Police, the subject was identified as Steven Maglisceau, Senior Project Manager for Marlin Atlantis, the master developer overseeing the development of Cross Oak Ranch, and appointed Treasurer of the Cross Oak Ranch Homeowners Association.

According to Crowely, Oak Point Police asked if charges would be filed, but due to the complex relationship between Maglisceau and his employer Twinmark Homes, it was agreed that no charges would be levied if Maglisceau cleaned up the mess and left the property.

Neither Maglisceau nor Marlin Atlantis has agreed to comment on the incident, leaving many residents curious if this is common practice amongst their Homeowner Association Board Members to utilize portions of their property for dumping purposes.
